Before putting your home on the market, consider the following suggestions.

First impressions are important! To get the best possible sale price for your home it is important that it look its best, inside and out. You want your home to appear clean, bright, spacious and inviting. Minor repairs and touchups are usually well worth the time and money spent. Whether you live in a house, townhouse, or apartment, you will improve your chances of a quicker sale and a higher price if you follow these suggestions.

The first thing a buyer sees is the outside of your house. Make sure your home looks well-maintained for maximum street-appeal.
Any outside clutter should be removed.
If shingles need to be fixed or replaced have this done. Repair and paint steps and outside trim if needed.
A lovely garden is a definite sales advantage. Make sure your lawn is cut and flowerbeds are weeded. Prune overgrown shrubs. Cut the grass and make sure hoses are coiled up and put away. Rake up any leaves.
Get rid of clutter throughout the house, including the basement and garage. Pack away excess or unattractive furniture. Clear extra clothes out of closets. Closets will appear larger when they are neat and organized. If necessary, use an off-site storage facility for a few months. Keep in mind you will be moving anyway.
Clean and dust. Pay special attention to light fixtures. Clean cobwebs from the corners. Clean door hardware and light switch plates. Replace any burned-out lightbulbs.
The kitchen and bathroom should be spotless and appliances gleaming and in good working order. Clear away small appliances that make the counters look cluttered. Repair leaky faucets and tighten any loose doorknobs. Wash cabinet doors. Clean the grout in showers and tubs. Make sure drains are clear.
If carpets are dirty get them professionally cleaned. Make sure windows are clean inside and out. Venetian blinds and curtains should be clean.
Pay special attention to ridding the house of bad odours such as smoke, pet smells, or cooking smells. Fresh flowers such as fragrant lilies make a great impression.
Wash marks off walls or give walls a fresh coat of paint in a neutral colour if necessary.
